APOPKA WESTSIDE RESEARCH PARK

Northwest Orange County’s new economic development engine is the Apopka Westside Research Park area located on the west side of Apopka at the confluence of SR 429 and CR 414. This area, located adjacent to the University of Florida’s Institute of Food and Agricultural Sciences (IFAS) Research Center, is home to three (3) business park nodes and the future site of the City of Apopka’s Agri-Business and Bio-Technology Small Business Incubator. The Apopka Westside Research Park area in its entirety is over 486 acres in size and can accommodate over 6,000,000 square feet of mixed-use development.
Agri-Business and Bio-Technology Business Park (Node A)
This area has been identified to become one of Florida’s premier Agri-Business and Bio-Technology Business Parks. Due to its immediate proximity to SR 429 and the adjoining limited-access transportation network and the University of Florida’s IFAS research facility, this area has been designated for Office, Office/Warehouse, Multi-Family Residential uses and the future location for the City of Apopka’s Agri-Business and Bio-Technology Small Business Incubator.
The Agri-Business and Bio-Technology Business Park can simultaneously accommodate over 854,649 sq. ft. of office development, over 1,000,000 square feet of office/warehouse development and up to 230 multi-family residential units within the 146-acres of developable area.
Located within the South Apopka Enterprise Zone, development within this area may be eligible for significant, long-term property and payroll tax benefits.
Mixed-Use Industrial/Warehouse Park (Node B)
The Mixed-Use Industrial/Warehouse Park, with almost 200 developable acres, has been identified as a future center for light industrial, office/warehousing, warehouse distribution and multi-family uses. This expansive mixed-use, industrial/warehouse park can simultaneously accommodate over 840,000 sq. ft. of office/warehouse development, over 1,600,000 square feet of light industrial development, over 1,200,000 sq. ft. of warehouse distribution development and up to 614 multi-family residential units.
Located within the South Apopka Enterprise Zone, development within this area may be eligible for significant, long-term property and payroll tax benefits.
Mixed-Use Residential, Retail and Commercial Park (Node C)
Boasting high visibility from SR 429 and Ocoee-Apopka Road, and a location nestled between 2 major employment centers and nearby established residential areas, the commercial, retail and residential potential for this area is undeniable. Commercial and retail development opportunities are front and center at this 84-acre area. The mixed-use residential and retail area is generally located between the Agri-Business and Bio-Technology Business Park (Node A) and the Mixed-Use Industrial/Warehouse Park (Node B) and the existing residential development of Emerson Park, Marden Heights, and Breckenridge Place.
This commercial and retail hot-spot, comprised of over 84 developable acres, could potentially accommodate over 350,000 sq. ft. of office/warehouse development, over 1,600,000 sq.ft. of light industrial development, over 1,200,000 square feet of warehouse distribution development and up to 498 multi-family residential units.
